Inverleith's appeal is space without detachment from the city. I'd begin with the buyer's desired balance between garden, house size, walkability and transport, then identify the streets where that balance is realistic.
The right home may be a classic villa, but a bright conversion or well-positioned apartment can deliver the same green-space access with less upkeep and a more manageable budget.
