Before the appointment, I’ll research your property’s history, relevant recent sales and the homes currently competing for buyer attention.
This preparation gives me a clearer picture of the market before I step through the door, so our conversation can focus on the factors that genuinely influence your home’s value and how best to position it.
A personal visit & conversation
I’ll visit your home in person, looking at its condition, layout, presentation, individual features and anything that helps set it apart.
Just as importantly, I’ll take the time to understand your circumstances, priorities and preferred timing. The right strategy should reflect not only the property, but what you want to achieve from the sale.

At the appointment, I’ll talk you through the indicative market-value range, the strongest comparable evidence and how I would recommend positioning your property for launch.
I’ll explain the thinking behind my advice clearly, including the opportunities and considerations that could influence pricing, buyer interest and the eventual sale.
Your full strategy follows
Following the visit, you’ll receive a tailored Rowan appraisal bringing together the comparable evidence, pricing rationale and my recommended route to market.
This will also include advice on presentation, marketing and next steps, giving you a clear plan for moving from valuation through to Home Report, photography and launch when you’re ready.

Yes. My initial market appraisal is complimentary and without obligation. I'll visit the property, talk through your plans and give you an honest view of value and the best way to sell.
No. My appraisal is a market-led view of what your home should achieve and how to position it, drawing on comparable sales and current buyer demand. The Home Report includes a formal valuation by a chartered surveyor, which every seller in Scotland needs before going to market. I'll arrange that for you once you decide to proceed.
Not at all. Many people book a valuation months before they plan to sell, and some are simply curious about what their home is worth. An early conversation gives you time to understand its likely value, think about any preparation that would help, and choose a launch date that suits you. There's no obligation and no pressure, so there's no harm in booking a valuation now, even if selling is still some way off.
Rowan is based in Edinburgh and I work across the city, from the New Town and Stockbridge to Morningside and the Southside, and out into the surrounding areas. If you're not sure whether your property falls within reach, just get in touch and I'll let you know.
Typically 45 minutes to an hour, which gives me time to see your home properly, understand your plans and answer any questions you have.
